dc.description.abstract | Norge har forpliktet seg til å redusere energiforbruket vårt drastisk gjennom Paris
avtalen. Det blir påstått at 80% av framtidige bygg allerede er bygget, og at bygg- og
anleggsbransjen står for hele 40% av verdens ressursforbruk, klimagassutslipp og
energiforbruk. Dette betyr at bygg- og anleggsbransjen er tvungen til å tenke bærekraft,
urbanisering og transformasjon. I denne oppgaven er fokuset på transformasjon av flere
typer bygg til boliger, og problemstillingen er;
«Hva skal til for at et bygg skal få et videre liv som bolig?»
Oppgaven er bygget opp av en litteraturstudie, casestudie med analyse av
erfaringsrapport fra Entra’s ombruksprosjekt i Kristian Augusts gate 13, og et
fokusgruppeintervju med aktører som har kjennskap og kompetanse innen
transformasjon hvor fokuset var på drivere og barrierer i transformasjon.
Det fremheves at transformasjonsprosjekter krever grundig analyse og planlegging på
grunn av de eksisterende bygningenes utfordringer, begrensninger og varierte
utgangspunkt. Prosjektgjennomføring og verdiskaping blir også diskutert som viktige
faktorer for transformasjon, både for utbyggere og samfunnet. Det understrekes at
grundige analyser og samarbeid mellom ulike aktører er kritiske suksessfaktorer for å
lykkes i transformasjonsprosjekter.
Forskningen viser at økonomi, planløsning, bygningsfysikk, og teknisk utgangspunkt er
sentrale vurderinger i transformasjonsprosjekter. Lønnsomheten av prosjektet og evnen
til å tilpasse bygget for fremtidige behov blir også diskutert. Lovverket og forskrifter,
spesielt knyttet til brannsikkerhet og miljø, påvirker også transformasjonsprosjekter og
kan være en utfordring.
Funnene indikerer at erfaringer og erfaringsrapporter kan bidra til læring på tvers av
prosjekter. Kommunikasjon og samarbeid med kommunale myndigheter blir vurdert som
viktig for å finne løsninger i transformasjonsprosjekter. Behovet for kompetanse, både
generell og spesifikk, blir fremhevet som en suksessfaktor. Bærekraft og miljø er også
viktige faktorer som kan tale for å transformere fremfor å bygge nytt.
Tidligfasen av et prosjekt blir fremhevet som avgjørende for suksess. Grundige analyser,
god prosjektledelse og tverrfaglig samarbeid blir anbefalt. Fordeler og ulemper ved ulike
entrepriseformer blir diskutert, og behovet for erfaringsdeling og bedre tilgang til
ombruksmateriale blir påpekt.
Teksten konkluderer med at transformasjon av bygg til boliger er komplekse prosjekter
som krever grundige analyser, samarbeid, og høy kompetanse. Det påpekes behovet for
gode retningslinjer, støtteordninger og mer deling av informasjon på tvers av bransjen
for å fremme transformasjon og bærekraftige løsninger. Kanaler for mer sømløs
erfaringsdeling legges fram som løsninger som kan være verdifulle ressurser for

dc.description.abstract | Norway has committed to significantly reduce our energy consumption through the Paris
Agreement. It is claimed that 80% of future buildings have already been constructed,
and that the construction industry accounts for a staggering 40% of global resource
consumption, greenhouse gas emissions, and energy consumption. This means that the
construction industry is compelled to consider sustainability, urbanization, and
transformation. This task focuses on the transformation of various types of buildings into
residential units, and the research question is:
«What is required for a building to have a future life as residential units?»
The task consists of a literature review, a case study analyzing the experience report
from Entra's reuse project in Kristian Augusts gate 13, and a focus group interview with
stakeholders who have knowledge and expertise in transformation, with a focus on
drivers and barriers in the transformation process.
It is emphasized that transformation projects require thorough analysis and planning due
to the challenges, limitations, and varying starting points of existing buildings. Project
implementation and value creation are also discussed as crucial factors for
transformation, both for developers and society. It is stressed that comprehensive
analysis and collaboration among various stakeholders are critical success factors for
successful transformation projects.
Research shows that economics, spatial planning, building physics, and technical aspects

and the environment are also important factors that may favor transformation rather
than new construction.
The early stages of a project are highlighted as crucial for success. Thorough analysis,
good project management, and interdisciplinary collaboration are recommended. The
advantages and disadvantages of different forms of contracts are discussed, and the
need for experience sharing and better access to reusable materials is emphasized.
