The world today is facing challenges due to changes in climate and surrounding issues. Scientists have long predicted that human consumption and emissions will have consequences on a global scale, and we can see the effects of this around the globe today. As a result, people all around the world are working on designing new solutions that can reduce the negative effects that one may see in future years. For instance, The Norwegian government has set a goal of reducing Norwegian climate emissions by 50-55% before the start of 2030. To achieve the goals, it will be necessary to streamline multiple sectors in society. The building industry is using approximately 40% of the world’s energy and materials. As a result, new and more effective solutions to streamline this sector could have a relatively large impact on overall emissions, compared to smaller sectors of society. If we look at Norway, numbers from SSB show that housing facilities make up 67% of Norwegian buildings. Furthermore, SSB states that 70% of these building are built in 1990 or earlier. We also know that most of these buildings will still exist in 2050, which means that renovation of existing buildings is favorable when wanting to reduce future emissions. The background for this report is a wish to contribute to the reduction of emissions from Norwegian buildings. The work is centered around the renovation of housing complexes. The large number of residences in housing complexes, and the fact that these need to agree before one can start to refurbish the building complex, presents challenges. Former work has discovered a need to integrate people better in the refurbishment projects in such complexes, to make sure that they have the required knowledge to decide on whether to refurbish or not. The question this report tries to answer is, ‘How can we organize communication between occupants and other parties in renovation projects, to greater involve the occupants and enhance their knowledge and understanding on the effect of the renovation?’. To answer this question, a literature review and case study were conducted to explore the possibilities of organizing the occupant involvement around building information modeling (BIM). The case study examined different strengths and weaknesses tied to a renovation project in the Karolinerveien housing complex in Trondheim. The study finds that by using a digital tool to communicate with the residents, one can automate the communication process, which is favorable due to the high number of residents. BIM is a digital tool used by professionals to communicate in different types of building projects. It seems that the use the BIM platform for communicating with residences is beneficial. The information given to occupants is found to be massive and complex, and it is hard for many to understand the effect of different refurbishment measures on themselves and their apartments. By using a digital tool for communication, it is easier to give specific information to each of the occupants. The framework design in this report shows how one can sort out information about refurbishment measures that are of special interest to each occupant. By presenting only information that is of relevance and interest to each occupant, it is easier for the individuals to get the necessary overview and understanding of how refurbishment can improve their living situation.
