Assessment of maturity level of applying lean construction tools in construction industry

Abstract

Byggebransjen sliter alltid med problemer relater til tid, kostnadsoverskridelse og riktig kvalitet, noe som har ført til at entreprenører er bekymret for uavbrutt nedgang i marginfortjeneste og bærekraftig utvikling i markedet. Derfor er det en stor iver blant byggefirmaer til å benytte en av de nyeste bygge filosofiene kalt "Lean Construction" i stedet for en tradisjonell ledelsesmetode. Lean konstruksjonstilnærmingen er avledet fra Lean-produksjonskonseptet, som har som formål å bidra til å oppnå den høyeste effektiviteten og effekten ved å redusere, men ikke nødvendigvis eliminere, sløsing eller ikke-verdifulle aktiviteter gjennom hele prosessen. Det finnes to forskjellige visjoner om hvordan man kan få mest mulig fordel av Lean konstruksjon. Den første tolkningen handler om å anvende Lean produksjonsmetoder i byggebransjen, mens den andre handler om å vurdere Lean produksjon som et grunnlag for å formulere en konstruksjons metodikk kalt Lean konstruksjon. Transformasjon, verdi og flyt anses som de grunnleggende prinsippene for Lean konstruksjon (Koskela, 1992). Det var problemer med bærekraftighet som førte til at man har lagt mer vekt på Lean konstruksjonsverktøy som grunnlag for å fjerne sløsing. Denne prioriteringen bidro til at Lean konstruksjonsverktøy ble utviklet raskere. Målene med dette studiet var å måle integrasjonsnivået på Lean som et konstruksjonsverktøy i organisasjoner og selskaper. Videre sliter denne studien med å identifisere de viktigste utfordringene som er nødvendig for en vellykket implementering av Lean konstruksjon. Selv om det er vanskelig å skille omfanget av Lean tankegangens effekt på prosjektresultatene, prøver denne studien å ta for seg forskningsspørsmål ved å gjennomføre en grundig litteraturgjennomgang og intervjuer.

SUMMARY

The construction industry is always struggling with chronic problems such as time and cost overrun and having proper quality. Contractors are always worried about uninterrupted decreasing in margin profit and sustainable development in the competitive market. Therefore, there is a high eagerness among construction companies to embrace one of the newest construction philosophies called “Lean construction” instead of a traditional management approach. The Lean construction approach is derived from the Lean production concept, which its purpose is contributed to achieving the highest efficiency and effectiveness by reducing, not necessarily eliminating, all waste or non-valuable activities throughout the whole process. Two different visions exist about the ways we could get the most advantage of Lean construction. The first interpretation is about the application of Lean production methods in the construction industry. Second, consider Lean production as a basis to formulate a constructive methodology for the construction called Lean construction. Transformation, Value, and flow are considered the basic principles of Lean construction (Koskela, 1992). Sustainability of construction was the issue that led to paying more attention to Lean construction tools due to concentrating on the removal of waste. This priority helped to Lean construction tools to evolve faster than the past. The objectives of this study were to measure the integration level of Lean construction tools in organizations and companies. Moreover, this study struggles to identify the significant challenges for successfully implementing Lean construction. Although it is really hard to distinguish the extent of Lean thinking’s effect on the project outcomes, this study tries to address research questions by carrying out an in-depth literature review and interviews.
