BREEAM-NOR – for klima, miljø og bærekraft

Abstract

Formålet med masteroppgaven er å undersøke i hvilken grad miljøsertifiseringssystemer, i særlig grad BREEAM-NOR, har en positiv innvirkning på bygningers klimaavtrykk og bærekraft i et langsiktig perspektiv.

BREEAM-NOR-sertifikatet er et øyeblikksbilde av byggets miljøprestasjon og bærekraftig design fra tidligfase, frem til overlevering. Oppgaven vil belyse hvor vidt BREEAM-NOR også medvirker til at hensyn til klima, miljø og bærekraft ivaretas i driftsfasen av bygget og gjennom byggets levetid.

Forskningens omfang er dokumentasjon fra ni bygningsprosjekter, sju dybdeintervjuer og litteraturstudie. Avgrensningene i undersøkelsen er kontor/næringsbygg og utdanningsbygg i Oslo-området som har oppnådd sertifiseringsnivå Very Good etter BREEAM-NORs 2012- og 2016-manual. Flere bygg er sertifisert i designfase, og alle bygg er sertifisert ved ferdigstillelse.

Forskningen er basert på dokumentgjennomgang, sammenstilling og analyse av innsamlet datagrunnlag og kvalitative dybdeintervjuer. Det er også gjennomført en litteraturstudie som redegjør for eiendomsnæringens holdninger og tiltak for å oppfylle kravene til klima, miljø og bærekraft. Videre er den en innføring i BREEAM-NOR og sertifiseringsprosessen og annen relevant forskning omkring bærekraftige bygninger i et livsløpsperspektiv. Ut over dette danner litteraturstudiet grunnlag for å forklare vår bruk av begrepene klima, miljø og bærekraft i denne oppgaven.

Funnene i undersøkelsen viser at det er stort fokus på klima, miljø og bærekraft i eiendomssektoren, både offentlig og privat. Erfaringene er at BREEAM-NOR bidrar positivt til byggets langsiktige påvirkning på klima og miljø og sertifiseringen fremmer økt bærekraft gjennom byggets levetid. Enkelte aktører ønsker å være i forkant med å finne nye metoder og tiltak for å være bedre forberedt og flere i bransjen etterspør det offentlige og Grønn Byggallianse etter sterkere føringer, regler og tiltak for gjenbruk av bygningsmaterialer og sertifiseringsordninger for mindre rehabiliteringer.

Det er tydelig at BREEAM-NOR har gjort mye bra for bærekraft i prosjekterings- og konstruksjonsfasen av et byggeprosjekt, men det bør arbeides mer med bærekraft i byggets driftsfase og livsløp.

The purpose of the master thesis is to examine to what extent sustainability assessment methods, specifically BREEAM-NOR, have an positive impacting on the climate footprint and sustainability of buildings in a long-term perspective. BREEAM-NOR certificate provides a snapshot of a building's environmental performance and sustainable design from the early design, until handover. The thesis explores how BREEAM-NOR has the potential to go further to ensuring climate, environmental and sustainability considerations are maintained during the operational phase of the building and throughout its lifespan.

The research design is based on a survey of documentation from BREEAM evaluation of nine building projects, and qualitative in-depth interviews which involved continuous reviewing and analysis of collected data. The demarcations in the building projects are office/commercial buildings and educational buildings in the Oslo area, which have achieved certification level Very Good according to BREEAM-NOR 2012- and 2016-manuals. All buildings are certified both in the design stage and upon completion. A literature study was also carried out to explain the attitudes and measures of the real estate industry to meet the requirements for climate, the environment and sustainability. The study introduces BREEAM-NOR, the certification process and other relevant research on sustainable buildings from a life cycle perspective. Beyond that, the literature study forms the basis for explaining our use of the term's climate, environment and sustainability in the thesis.

The findings of the survey show that there is a strong focus on climate, the environment and sustainability in the real estate industry, both public and private. The experience is that BREEAM-NOR contributes positively to the building's long-term impact on climate and the environment and the certification promotes increased sustainability over the lifetime of the building. Some of the contributors want to be ahead of their competitors by finding new methods and measures to be better prepared for the future. A growing part of the industry is asking public authorities and the Norwegian Green Building Council for better guidelines, stricter rules and methods for reusing building materials and certification schemes for minor rehabilitations.

It is clear that BREEAM-NOR has done a lot of good things for sustainability in design and completion phases of a building project, but more work is needed to emphasize the operational phase for real long terms sustainability of buildings.
