Lønnsomhetsanalyse av Comfort Hotel Trondheim

Abstract

I denne bacheloroppgaven ser vi nærmere på lønnsomhetsutviklingen hos Comfort Hotel Trondheim i perioden 2016 til 2019. Hotellet ligger relativt sentralt i Trondheim sentrum, og er en del av Nordic Choice konsernet. Vi starter oppgaven med å presentere Comfort Hotel Trondheim og bransjen de er en del av, samt valgene og avgrensningene vi har gjort rundt problemstillingen. Videre tar vi for oss en teoridel, hvor relevant teori for oppgaven presenteres. Vi går nærmere inn på teorien tilknyttet de ulike nøkkeltallene vi anser som relevante for regnskapsanalysen og teorien ved en PESTEL analyse som vi benytter for den strategiske analysen. Etter teoridelen følger en metodedel, hvor vi begrunner de viktigste metodiske valgene og hvordan disse påvirker oppgavens reliabilitet og validitet.

Hoveddelen av oppgaven er todelt. I den første delen analyserer vi diverse nøkkeltall i perioden 2016 til 2019. Disse analysene bygger på regnskapstall hentet fra Proff.no.. Nøkkeltallene vi har valgt å se på er knyttet til likviditet, finansiering, soliditet og lønnsomhet. I analysedelen ser vi nærmere på disse størrelsene og diskuterer hva mulige årsaker til endringene kan være. For å kunne vurdere størrelsene bedre har vi satt opp et teoretisk benchmark ved hjelp av WACC-modellen. I den strategiske analysen bruker vi PESTEL for å se nærmere på makroforholdene til Comfort Hotel Trondheim og hvordan det kan tenkes at disse påvirker lønnsomheten.

Avslutningsvis skal vi konkludere med det vi har funnet under regnskapsanalysen og den strategiske analysen. Vi har funnet ut at Comfort Hotel Trondheim hadde en positiv lønnsomhetsutvikling i perioden 2016 til 2019. Vi har også forsøkt å finne mulige årsaker til denne utviklingen. Norges økonomiske situasjon, utleiepris, inflasjon og folks reisevaner kan tenkes å være noen av de mer fremtredende årsakene for denne utviklingen.

In this thesis we are looking closer on the development in the profitability of Comfort Hotel Trondheim in the period 2016-2019. Comfort Hotel Trondheim is centrally located in Trondheim and is a member of the Nordic Choice group. We start this thesis by presenting Comfort Hotel Trondheim and the industry which Comfort Hotel Trondheim is part of, as well as the choices and the boundaries we have set for the research question. Furthermore, we present the theory which is relevant for this thesis. Thereafter we present and discuss the methodological approach where we address the choices and how they may affect the reliability and validity of the thesis.

The main part of the thesis consists of two parts. In the first part, we analyze various key figures in the period 2016-2019. These are based on accounting numbers obtained from proff.no. The key figures we have chosen to analyze are connected to liquidity, financing, solidity, and profitability. In the analysis part we investigate the data and discuss potential reasons for change. In order to better assess the data, we have set a theoretical benchmark by drawing on the WACC-model. In the strategic analysis we use Pestel to investigate the macro conditions for Comfort Hotel Trondheim and how these can influence profitability.

In the end we will conclude our findings based on the accounting analysis and the strategic analysis. We have found that Comfort Hotel Trondheim had a positive development in profitability in the period 2016-2019. We have also tried to find potential causes for this development. The economic situation in Norway, rental prices, inflation, and people’s travel habits can be considered some of the more prominent reasons for this development.
