dc.description.abstractBoligprisene har de siste årene økt betraktelig, og det er interessant å undersøke hva denne utviklingen skyldes. Masteravhandlingen har som mål å analysere kostnadsutviklingen i byggebransjen, og hvordan denne utviklingen påvirker boligprisene. Oppgavens problemstilling er dermed: «Hvordan påvirker utviklingen i bygge- og tomtekostnadene boligprisene, og hva skyldes utviklingen i bygge- og tomtekostnadene?» Tilknyttet problemstillingen undersøkes følgende hypoteser: Hypotese 1: Økte bygge- og tomtekostnader forklarer i stor grad utviklingen i boligpris. Hypotese 2: Flere og nye byggetekniske krav øker byggekostnadene. Avhandlingen avgrenses til boligmarkedet for leiligheter i Trondheim. Det er derfor inngått et samarbeid med to av Midt-Norges ledende aktører innen boligbygging. I den sammenheng har vi fått tilgang til deres prosjektregnskap- og kalkyler. Basert på data fra boligbyggernes prosjektregnskap, er det gjennomført en kvantitativ studie av tidsseriedata for perioden 2003 til 2020. For å besvare problemstillingen er det etablert et teoretisk grunnlag, hvor teorier som beskriver utviklingen i boligpris og byggekostnad presenteres. Tilbud- og etterspørselsteori benyttes til å forklare hvilke faktorer som påvirker boligmarkedet, på kort og lang sikt. Videre benyttes Tobins Q og firekvadrantsmodellen for å forklare forholdet mellom boligpris og byggekostnad, og videre hvordan dette påvirker boligtilbudet i markedet. For å undersøke hvordan utviklingen i bygge- og tomtekostnad påvirker boligprisene, er det gjennomført en analyse av forholdet mellom boligpris i Trondheim og boligbyggernes bygge- og tomtekostnad. Resultatene viser at boligprisene i Trondheim har hatt en relativt lik utvikling som boligbyggernes bygge- og tomtekostnader. Sammen med beregninger av Tobins Q, bekreftes dermed oppgavens første hypotese. Oppgaven undersøker videre hva utviklingen i bygge- og tomtekostnadene skyldes, og hvorvidt endringer i byggteknisk forskrift påvirker utviklingen i boligbyggernes kostnader. Resultatene viser at utviklingen i boligbyggernes bygge- og tomtekostnad i størst grad skyldes utvikling i entreprise- og tomtekostnad, hvor disse i hovedsak påvirkes av byggeaktiviteten i markedet, kommunale krav, statuselementer og tomteknapphet. Videre viser analysen ingen klar sammenheng mellom merkostnad for boligbyggerne ved økte byggtekniske krav, noe som avkrefter oppgavens andre hypotese.
dc.description.abstractHouse prices have increased considerably in recent years, and it is interesting to examine what this development is due to. This master´s thesis therefore aims to analyze the cost development in the building and construction industry, and how this development affects house prices. Thus, the problem of this thesis is: “How does the development in building and land cost affect house prices, and what is the cause of the development in building and land costs?” Related to this problem, we will examine the following hypothesis: Hypothesis 1: Increased building and land costs explain the development in house prices. Hypothesis 2: Increased technical construction requirements increase the building costs. The master´s thesis is limited to the housing market for apartments in Trondheim. Therefore, we have partnered up with two of Central Norway´s leading companies in housing construction, where we have gained access to their project accounts. Based on these data, we have completed a quantitative study of time series data, in the period 2003 to 2020. To answer the problem, a theoretical basis has been established. Here, theories that describe the development in house price and construction cost are presented. Supply and demand theory are used to explain which factors that affect the housing market, in the short and long term. Furthermore, Tobin’s Q and the four-quadrant-model are used to explain the relationship between house price and construction cost, and how this affects the supply in the market. In order to examine whether the development in building and land cost explain the increased house prices, there is carried out an analysis out of the company’s building and land costs. The results show that house prices in Trondheim have had a similar development as the company’s building and land costs. Together with calculations of Tobin´s Q, the first hypothesis is confirmed. The thesis further examines what the development in building and land costs are due to, and whether changes in technical construction requirements affect the development in building costs. The results show that the development in house prices to a large extent is explained by the development in contractors’ costs and land cost. These are mainly affected by construction activity, municipal requirements, status elements and land scarcity. Furthermore, the analysis shows no clear connection between additional construction costs in the event of a change in regulations, which disproves the thesis second hypothesis.
