Using project samples from Construction Industry Institute database, this explanatory thesis analyzes time and cost distribution along building projects life cycles revealing that design and execution phases are the ones demanding more time and resources. The cost and time relationship is assessed finding a positive correlation between size of project, cost, and phase execution time. A relation that may be affected by approaches used during projects execution. The results indicate that some lean construction, prefabrication strategies, and best management practices positively impact to reduce building construction phase time and cost, and contribute to keep projects closer to their initial schedules and budgets.en
