dc.description.abstractDet har under Sveriges historia implementerats flertalet åtgärder för att försöka råda bot på bostadsbristen. Inget har dock blivit så omtalat och fått sådana effekter som det svenska miljonprogrammet. Under en tioårsperiod med start 1965 byggdes över en miljon nya bostäder runt om i Sverige med hjälp av politiska incentiv från dåvarande regering. Att ge intryck av stark innovationskraft var viktigt och fokus låg ofta på storskalighet istället för kvalitet. Detta har resulterat i att det idag finns ett omfattande underhålls-­‐ och renoveringsbehov för dessa fastigheter, uppförda under miljonprogrammets era. Den oundvikliga processen av dessa byggnaders sönderfall kan emellertid hållas under kontroll om dem underhålls och förnyas på ett korrekt sätt. Att ha en god samordning mellan förvaltnings-­‐, underhålls-­‐ och investeringsbeslut i förhållande till verksamhetsplaneringen är viktigt för att inga investeringar skal göras för gäves. För en fastighet som är planerad att förnyas är det vanligt att man blir mera restriktiv med underhållsåtgärderna i perioden inför förnyelsen, för att undvika att investera i den när den likväl står inför en förnyelse. Nedprioriterat underhåll kan emellertid skapa missnöje från fastighetens brukare om den inte längre uppfyller deras förväntningar. Syftet med denna masteruppsats var att kritiskt utvärdera vilken förvaltningsmetodik olika bostadsföretag har när dem står inför förnyelse av fastigheter i deras fastighetsbestånd. Här utvärderades även vilken påverkan ett restriktivare fastighetsunderhåll kan ha på bostadsföretagets kundnöjdhet och hur den kan upprätthållas i perioder inför fastighetsförnyelser. Detta genom intervjuer med ett antal bostadsbolag i Mellansverige samt dataanalys av kostandsutfall för underhållskostnad samt kundnöjdhetsindex från Uppsalahem AB, för ett antal fastighetsområden som står inför förnyelse. Resultaten bekräftar att bostadsföretagen blir restriktivare med fastighetsunderhållet i tidsperioden inför en fastighetsförnyelse, där underhållsstrategin går mot en felavhjälpande karaktär. Det ter sig emellertid inte som att ett restriktivare fastighetsunderhåll nödvändigtvis har en negativ inverkan på kundnöjdheten, utan att det oftast är andra faktorer inom förvaltningen som påverkar den. Resultaten visar även att det finns fyra centrala faktorer som bör prioriteras inom förvaltningen, för att i perioden inför en fastighetsförnyelse upprätthålla en god kundnöjdhet utan förgäves-­‐investeringar för bostadsföretagen. Dessa faktorer är kommunikation, service, insikt och delaktighet. Genom att fokusera på dessa faktorer kan man således skapa värde för såväl hyresgäst som bostadsbolag i perioden inför en fastighetsförnyelse.nb_NO
dc.description.abstractOver the years there has been taken many actions to try and eliminate the housing shortage in Sweden. Nothing however, has been so discussed and disputed as the Swedish Million Homes Programme. Over a ten-­‐year period with start in 1965, over one million new homes were constructed, with the help of political incentives from the then government. To create the impression of innovation was important and the emphasis was often on scale rather than quality. Today, this has resulted in comprehensive maintenance and renovation requirements for these buildings, constructed during the Million Homes Programme. However, the inevitable process of decay for these buildings can be kept under control if they are maintained and renewed correctly. To have good coordination between the management , maintenance and investment decisions with respect to business planning is essential to avoid ineffectual investments. For a property that is planned to be renewed , it is common to get more restrictive with the property maintenance in the period before the renewal. This is to avoid making big maintenace investmensts, when tha property nonetheless faces a renewal. However, a lower priority on maintenance can create dissatisfaction from tenants if the property no longer meet their expectations. The objective for this master's thesis was to critically evaluate the management methodology of housing companies, when they face larger renovations or renewals of properties in their property portfolio. The impact restrictive property maintenance can have on customer satisfaction where also assessed, to get an understanding for how the customer satisfaction can be maintained for periods before a property renewal. This was carried out through interviews with a number of housing companies in Sweden, together with data analysis of maintenance costs as well as customer satisfaction-­‐index from Uppsalahem AB, for a number of property areas facing renewal. The results confirm that housing companies are becoming more restrictive with property maintenance in the time period before a property renewal, where the maintenance strategy goes towards a more corrective nature. The results indicate that restrictive property maintenance does not necessarily have a negative impact on customer satisfaction, but instead there are other factors within the management that affect it. The results also show that there are four key factors that should be given priority within the property management, to maintain a good customer satisfaction prior to a housing renewal, without ineffectual maintenance-­‐investments for the housing company. These factors are communication, service, insight and involvement. By focusing on these factors within the property management, value can be created for both the tenants and the housing company in the period before a property renewal.nb_NO
