En studie av teknisk tilstandsgrad i lys av boligpris
Abstract
Teknisk tilstandsgrad er en indeks for å vurdere kvalitet på bolig, og brukes for å giboligkjøpere og -selgere informasjon om boligens tilstand. Hvorvidt teknisk tilstandsgrad haren påvirkning på boligprisen, er ut ifra vår kunnskap ikke undersøkt tidligere. Denneinformasjonen vil være nyttig for alle som skal kjøpe bolig. Tidligere studier har benyttetegendefinerte eller andre former for kvalitetsmåling, for å definere boligens kvalitet i henholdtil boligprisen. Denne studien ser nærmere på tilstandsgradens påvirkning på boligprisen, ogskal besvare følgende problemstilling:Har den tekniske tilstandsgraden, målt i henhold til takstmannens standard, påvirkning påboligprisen?Datasettet som er anvendt i oppgaven er basert på 11 451 boligsalg fra Oslo og Akershus itidsrommet 2016 til 2019. Problemstillingen er blitt besvart ved bruk av en hedonisk modell,hvor forklaringsvariablene er delt inn i dummyer, samt kontinuerlige variabler. Studienbenytter en logaritmisk transformasjon av forholdet mellom kjøpesum og antall kvadratmeter,kvadratmeterpris, som avhengig variabel. Studien ser nærmere på hvordan boligensgjennomsnittlige tilstandsgrad, og tilstandsgraden på ulike bygningskomponenter påvirkerkvadratmeterprisen. Fokuset i denne oppgaven er spesielt rettet mot tilstandsgraden påkjøkken, VVS, tak og drenering, da dette utgjør store vedlikeholdskostnader på en bolig.Med bakgrunn i de gjennomførte analysene, har studien konkludert med at boligprisenreduseres med fallende gjennomsnittlig teknisk tilstandsgrad på boligen. Tilstandsgraden påkjøkken, VVS og drenering har også en signifikant negativ sammenheng mellom boligpris ogtilstandsgrad. Det kan for øvrig ikke fastslås en sammenheng mellom boligprisen og dentekniske tilstandsgraden på boligens tak. The technical condition is an index to assess the quality of a dwelling and is used to providehome buyers and sellers with information about the condition of the dwelling. Whether thetechnical condition of the dwelling has an impact on the housing price, has not been studiedpreviously according to our knowledge. This information will be useful for anyone looking tobuy a home. Previous studies have used different kinds of quality measurement to define thedwellings condition according to the housing price. This thesis takes a closer look at theimpact of the dwellings condition on the price, and will answer the following researchquestion:Does the technical condition, according to the surveyor’s standard, affect the price of thedwelling?The data used in this thesis is based on 11 451 housing sales from Oslo and Akershus from2016 to 2019. The research question has been answered by using hedonic models, where theexplanatory variables are divided into dummies, and continuous variables. The thesis uses alogarithmic transformation of the relationship between the purchase price and the squaremeters (price per square meter) as the dependent variable. The thesis examines how thedwellings average condition, and the technical condition of different constructioncomponents affects the price per square meter. This thesis will focus specifically on thecondition of the kitchen, the Norwegian abbreviation VVS (heating, ventilation, andsanitation), the roof, and the drainage, as these areas constitute some of the largestmaintenance costs of a dwelling.Based on the analysis, this study concluded that the dwelling price is reduced as the technicalcondition of the dwelling worsens. The technical condition of the kitchen, VVS and drainagehas a significant negative effect on the housing price. We cannot establish a significantcorrelation between the housing price and the technical condition of the dwellings roof.
